<p>The statistics don&#8217;t lie.  The reason agents are more successful than sellers themselves is because they have the buyers.  It&#8217;s called the MLS.  With over 2800 agents here in the Capital District if you surveyed them and asked how many buyers they were working with presently you&#8217;d create a list of buyers.  That is what sellers are paying for when they list.  That and marketing of their individual property. </p>
<p>We explain to sellers that our job is to market the home and drive eyeballs to it.  Our job is also to be a real estate economist, so that we can advise them on where to property price the home to receive the most action, sell for the highest price possible in the shortest amount of time and with the fewest hassles.</p>

			<content:encoded><![CDATA[<p>The reason sellers do something like this is that they don&#8217;t understand there really is a difference between Realtors and real estate agents.  Yes there&#8217;s even a difference there, but that&#8217;s another conversation.  Let&#8217;s get back to a &#8220;friend&#8221; who has a real estate license and you make the assumption that all agents are the same so I&#8217;ll just have my friend list it.</p>
<p>Did you know that in order to get a license all you have to do is take a 75 hour course?  After that you have to pass a 100 question multiple choice test.  BAM!  You are now a licensed agent as soon as you write some checks.  No experience but you can now go out there and &#8220;list&#8221; someones home. </p>
<p>Well Mr. Seller if all you want to do is list then you might have made a good choice.  Maybe?</p>
<p>What you need to have your agent do rather than just list is 2 things. </p>
<p>They must be an expert marketer.  They must have the ability to drive eye balls to your listing.  They must have the ability to generate buyer leads.  If not who&#8217;s going to buy your house?</p>
<p>They must also be a real estate economist.  They must be able to advise you on where to price your home so that you make maximize the value in the shortest amount of time and with the least amount of hassle. </p>
<p>They have to be able to ask you the hard questions, just like your Doctor looks after your health and your attorney looks after legal matters your agent must look after your equity.</p>
<p>Did you know that 1/3 of all agents (there are 2,800 of them today here in the Capital District) did NOT sell a single home last year?</p>
<p>Did you know that 1/3 of all agents sold less than 3 homes in the last year?</p>
<p>That leaves us 1/3 of the agents who sell the majority of the homes and 1/2 of them are part timers!</p>
<p>Now who do you want to list no I mean sell your home?</p>

<p>Even if I&#8217;m the agent on the sign.  The listing agent is NOT going to give you a better deal.  You&#8217;re NOT going to receive a better deal from the seller because there&#8217;s only 1 agent in the transaction. NO, NOT, NEVER, EVER!</p>
<p>It doesn&#8217;t work that way.</p>
<p>The listing commission is agreed to prior to the property even coming on the market.  So therefore if there is 1 agent or 2 agents it doesn&#8217;t matter.  They both get paid out of the listing commission.  There&#8217;s no discount for only 1 agent.</p>
<p>Now, why you should have your own agent rather than using the listing agent.  Easy.  The listing agent works for the seller NOT you!  They have only 1 job.  To get you to pay as much as possible.</p>
<p>A buyer&#8217;s agent will work to get you the best price possible, the best terms and more.  Why because that&#8217;s what you hired them to do.</p>
<p>If you were charged with a crime and the judge asked you who you wanted to represent you, would you turn to the District Attorney and say I&#8217;ll take that guy.  There might be a better deal if there&#8217;s only 1 attorney.  I don&#8217;t think you&#8217;d do that.  Why would you do it on the largest single purchase of your lifetime?</p>
